Deck defects are found on many homes. Unfortunately, many decks are improperly built and in some cases may be dangerous to use. As a licensed home inspector, I often find common deck defects that exist on many inspections. Below are three deck defects found at some homes.
1) Deck Defects- Poor Ledger Attachment
The deck ledger is an important component in the deck assembly. It provides support to the deck by way of attachment to the house. Oftentimes, the ledger board is attached using common nails (which tend to pull out) rather than lag screws or lag bolts. Lags are installed in a staggered fashion and used with washers to properly attach a ledger board to a home. Also, a piece of flashing should be used to limit or prevent moisture intrusion at the ledger to home connection. In new construction, lateral load connectors are used to strengthen the ledger to home connection. If you are building a deck, ask you local building department for help in assuring your deck meets current requirements.
2) Deck Defects- Weak Railings
Railings are often found wobbling by applying very little force. Leaning against a weak railing can result in railing failure and personal injury. Oftentimes, the balusters are installed to the rim joist and the top rail with very large spacing between post supports. In some cases, decks are missing posts altogether for the railing. Railings can be strengthened by installing posts frequently throughout the deck. Consult with a deck contractor if you need better support for your railing.
3) Deck Defects- Baluster Spacing
Baluster spacing on the railing should not exceed 4″. This is mostly to keep infants or toddlers from falling through the openings in the railings. Many older homes have baluster spacing 6″ or greater. Horizontal members are also discouraged as this creates a ladder for children to climb and may result in them falling over the top of the railing. If baluster spacing on your deck is too wide, additional balusters can be installed to shorten the width. Be sure to install them properly, preferably using screws.

Decks can be very dangerous if not designed and constructed properly. For example, defects found in decks also consist of over spanning joists, lack of joist hangers, lack of lateral bracing, poor footings, and many others.
