How long will my inspection take?

Typically inspections last around 3 hours. Of course, every home however is unique in age, systems, size, and other things. Additionally, we encourage home buyers to attend the inspection if possible. However, we ask that you come only for the final hour of the inspection. This allows us to focus on the home so we have valuable information for you when you get there.

Should I be present for the inspection?

You should try to attend the inspection, and you should reconsider hiring an inspector who doesn’t allow this. This will allow us to go through the home with you and answer any questions you may have. Additionally, you will likely learn information about the home’s maintenance, systems and components that may provide useful for the transaction.

So how much will my inspection cost?

Inspection costs vary depending on age of home, size of home, and travel distance from our office.

What point in the real estate transaction process should I schedule a home inspection?

A home inspection is usually scheduled after an offer has been made and accepted, but before the closing date. That way, the inspector can rule out any major defects that could be dangerous or costly.

So when will I receive my inspection report?

Certainly you would like it quickly. In general, home inspection reports are sent to you within 24 hours of the inspection completion. However all inspections are delivered within 48 hours of inspection completion time.

Do you go on the roof?

Indeed we inspect every roof by walking on it when it is safe to do so and we can access the roof. Of course, this allows us the best chance to view the roof for defects.

Do you open the electrical panel?

Ultimately, opening an electrical panel is not a requirement of the standards of practice. However, we open the electrical panel of every home when it is safe to do so. Moreover, opening the dead front cover is the best way to find defects in the main panel on your home so we normally open the electric panel.

So, does the seller have to replace or repair everything in your report?

What a seller does should be negotiated between the real estate agents. Some items in an inspection report are safety upgrades. Additionally, other items are defects that are recommended to be repaired or replaced prior to closing or after you move in. So speak with your agent regarding the report.

Are you a licensed home inspector?

We are licensed by the State of Illinois. My home inspector license number is 450.012328. As a home inspector operating through an entity such as a LLC, the State of Illinois requires an entity license as well. Lask Inspection Group, LLC entity license is 451.001334.
