Ceiling Surfaces
Ceiling surfaces are typically made of plaster or drywall. Of course, other surfaces can exist such as tongue in groove wood board. However, the vast majority of homes built in the last 75 years have been constructed with drywall. Drywall is sold in sheets of various sizes. A common size is 4 feet by 8 feet and 1/2 inch thick. The drywall is attached to the bottom sides of the wood ceiling joists. Drywall is then prepared for paint by taping and mudding the seams.
Wet Drywall
Builders use drywall to provide an interior surface, serve as fire resistance, sound resistance, and a few others. When drywall gets wet, sometimes it is required to be cut out and replaced. A lot of water leaking onto drywall over time will result in damage as seen in the photo above. In some cases, biological growth will occur requiring remediation efforts. Products marketing as mildew resistant board can still develop biological growth when in contact with water. Stains such as this are normally attributed to plumbing leaks or roof leaks. Investigation of this home showed the culprit as being a roof missing important flashing.
